A gut feeling tells us it’s the right house; the data dictates how we buy it. I track exactly how many deals sell over, under, or at list price at the micro-community level. Is the seller bluffing? Are we in a competitive pocket, or do we have room to negotiate? We run the sold-record numbers and negotiate based on reality.
