We work from data we believe to be reliable — drawn from fifteen years of Calgary sales records — and we aim to keep it current, but we can't guarantee it is complete, accurate, or up to date, and markets change. The site is provided "as is," without warranties of any kind, express or implied. Any market statistics shown are deemed reliable but not guaranteed.

3. No agency relationship

Using this site or subscribing to the newsletter does not create an agency, brokerage, or client relationship. A representation relationship is established only by a written service agreement, as required in Alberta.

4. Our content

The original content on this site — the writing, data analysis, charts, and page design — belongs to Chris Birchard unless otherwise noted, and is protected by copyright. You may read and share links to it for personal, non-commercial use. The trademarks MLS®, Multiple Listing Service®, REALTOR®, and associated logos are owned by their respective owners (see the notice in the site footer).

Please don't:

• scrape, harvest, data-mine, or bulk-copy the site or its data by any automated means;
