Privacy Policy

Effective July 2, 2026. Applies to supermodern.ca.

This policy explains how Chris Birchard, REALTOR® (Associate Broker at TREC — The Real Estate Company), operating the website supermodern.ca, collects, uses, discloses, and protects your personal information. It is written to meet Alberta's Personal Information Protection Act (PIPA) and Canada's PIPEDA. By using this site or subscribing to the newsletter, you agree to this policy.

1. Who is responsible

2. What we collect, and why

We collect only what's needed for the purpose you're using the site for:

  • Newsletter. When you subscribe, we collect your email address (and any name you provide) to send you the monthly newsletter you asked for. Sign-up and delivery are handled by beehiiv.
  • When you contact us. If you email, call, or text, we receive what you choose to send — typically your name, contact details, and your message.
  • Website usage. Like most sites, we collect basic usage data (such as pages viewed, approximate location, device and browser type, and IP address) through analytics tools, to understand how the site is used and improve it.

We ask for the minimum needed. This site does not currently offer user accounts, saved searches, MLS® listing search, or SMS alerts; if those launch, this policy will be updated before they collect any information.

3. Consent

We rely on your consent. For the newsletter, that consent is express: you enter your email and then confirm it by clicking a link in a confirmation email (double opt-in), and we keep a record of that consent. Every newsletter includes a working unsubscribe link and our mailing address, as required by Canada's Anti-Spam Legislation (CASL). You can withdraw consent at any time by unsubscribing or emailing us. For website analytics, we rely on implied consent: analytics runs by default, and you can opt out at any time (see below).

4. Cookies and analytics

The site uses cookies and similar technologies for essential functionality and for analytics (Google Analytics / Google Tag Manager), which run by default and collect usage data including IP address and browsing activity. You can opt out at any time: control or block cookies through your browser settings, or use Google's browser opt-out add-on. Blocking cookies will not stop you from reading the site.

5. Personal information stored outside Canada

Some of our service providers are located outside Canada, primarily in the United States. This means your information may be stored or processed outside Canada and may be accessible to foreign courts, law enforcement, and regulatory authorities under the laws of those countries. Our providers, the country involved, and the purpose each is authorized for:

You can obtain information about our policies and practices regarding these outside-Canada service providers, and ask any questions about how your information is collected, used, disclosed, or stored outside Canada, by contacting our Privacy Officer at chris@supermodern.ca.

6. How we protect your information

We use reasonable physical, technological, and administrative safeguards: encrypted connections (HTTPS), reputable service providers that maintain their own security programs, and limiting access to personal information to what's necessary. No method of transmission or storage is perfectly secure, but we take reasonable steps to protect your information.

7. How long we keep it

We keep personal information only as long as needed for the purpose it was collected, or as required by law. Newsletter data is kept while you're subscribed and for a reasonable period after you unsubscribe to honour your request and meet CASL record-keeping. When information is no longer needed, we securely delete or de-identify it.

8. Your rights: access and correction

Under PIPA you have the right to ask what personal information we hold about you, how it's been used and disclosed, and to request corrections. We rely on you to keep your details current and will correct any inaccuracy you tell us about. Email chris@supermodern.ca and we'll respond within the timelines the Act requires.

9. Data breaches

If a breach of security safeguards creates a real risk of significant harm, we will notify the Office of the Information and Privacy Commissioner of Alberta (and affected individuals where required) without unreasonable delay, and keep records of breaches as the law requires.

10. Complaints

If you have a concern, contact our Privacy Officer first and we'll try to resolve it. You also have the right to complain to the Office of the Information and Privacy Commissioner of Alberta.

11. Changes to this policy

We may update this policy as the site changes. The effective date at the top shows the current version; material changes will be reflected here before they take effect.
