Days on market falls for a third straight month
May closed with Calgary detached homes selling in a typical 28 days - down three from April and eleven from the February peak. Prices moved less than the pace did: the typical sold price edged up 0.8% on the month, and sellers kept 97.8 cents of every asking dollar, unchanged from April. What changed since April
The southeast lake communities did most of the work. Mahogany’s typical detached sale needed 21 days in May against 26 in April, and Auburn Bay posted a similar move. Inner-city detached - Altadore, Killarney, Richmond - was already quick and stayed quick; the change there was a slightly narrower gap between asking and getting.

The context
Three months of quickening pace without a matching price move is a pattern worth watching rather than a conclusion. In the 15-year record, May pace gains hold through summer in roughly two years out of three; the exceptions came when new listings outran sales by June. New listings in May ran 4% ahead of the five-year norm - not enough to call it, enough to keep both series on the chart next issue.
